GENERAL TERMS AND CONDITIONS

1 - RESERVATION : The rental agreement will only become final on clearance of the payment on account of 25% of the total amount due for the rental and on written confirmation by us. Should the property requested not be available we will send the client details of another property. Should this second property be declined, the initial payment on account will be refunded with no compensation being due by either party. In event of default by the lessee, the payment in advance will remain the property of the Agency.

2 - ARRIVALS : Arrivals will take place on Saturdays between 3 p.m. and 7 p.m. The lessee is requested inform the Agency by telephone if he/she is likely to arrive late. The balance of the amount due as both rent and deposit will be payable before the keys are handed over. If the lessee does not arrive within twenty-four hours of the scheduled arrival date in the agreement, the Agency reserves the right to relet the property immediately. In this event, no compensation may be claimed by the lessee, and the payment on account will remain the property of the Agency.

3 - DEPARTURES : Departures will take place on Saturdays between 8 a.m. and 1 p.m.. The lessee is requested to make an appointment for hand-over and outgoing inventory 24 hours before departure. We will arrange for final cleaning of the property for an additional set fee of 25  € for a studio apartment and studio apartment with small room with bunk-beds, 34 € for a apartment with small room with bunk-beds, 42 € for a apartment with small room with bunk-beds and apartment with small room with bunk-beds and 57 € for others apartments. The lessee should inform the Agency 48 hours beforehand should the cleaning service be required. A lessee who leaves outside the Agency's office hours will be sent the balance of the deposit by post within one month of his/her departure.

4 - DEPOSIT : Before the keys are handed over a deposit of 250 € will be paid to the Agency against damage or breakages that may be caused to the property itself, fixtures, fittings, and/or the contents rented. This will be returned to the lessee less damage or breakages as noted on the outgoing inventory check. If need be the deposit may be retained and the outstanding balance returned after payment for the necessary repairs and/or replacements. Invoices for the work done, cleaning, and items replaced will be sent to the lessee. In the event that the amount due exceeds the deposit, the lessee undertakes to pay the balance.

5 - THE PRICE INCLUDES : Use of the accommodation for one week from Saturday to Saturday, including water, gas, electricity (excluding heating) the pair 10 €, administrative charges, commission and fees.

6 - THE PRICE DOES NOT INCLUDE : Household linen (sheets may be hired through the Agency - let us know on booking), bank charges on Eurocheques, municipal holiday taxes as applicable on the day of arrival (half rate for children between 4 and 10 - free for under-13s), heating (during the cold season an additional charge of 20 € per week will be made for studio and studio apartments with small room with bunk-beds, 25 € per week will be made for T2, T3, 40 € per week will be made for T4, T5.)

7 - USE : The lessee will act with due diligence and respect the regulations in force in the residence. Furniture and any other objects than those specifically intended to be taken outside the apartment should not be visible outside the dwelling under any circumstances. In general they must not be damaged in any way. Should this occur, the lessee will pay for or replace them after having obtained the Agency's agreement. This will also apply to all fixed property, whether intended to be used as such or used in its improvement. Electrical household appliances in the dwelling may only be used as intended and then with due care. In this respect, the appliances are deemed to be made available to the lessee but are not an integral part of the rental. Should they break down, as there is no contractual obligation to repair or replace them, the lessee will not be entitled to any reduction or compensation.

9 - ATTRIBUTION OF LEGAL COMPETENCE : Any difference that may arise concerning this agreement will be dealt with by the courts with jurisdiction over the Agency's Registered Office. Lessees entering into this rental agreement will be deemed to accept of the General Terms and Conditions without reserve.
